How does a restructuring occur and who
should I inform?
Ordinary restructuring:
if you have not to move walls.
Extraordinary restructuring:
if you have to change rooms.
Building concession:
Interventions regarding the outside of
the building.
The Ordinary
restructuring includes: remaking of bathroom or kitchen, substitution of
the sanitary facilities, of tiles and floors. In this case you have to inform
nobody. You do not need to require the authorisation even if you want to remove
the paving-tiles in the living-room and eventually to substitute them with
parquet, or to do works the double ceiling (within the limits of height
according to the building regulation).

In case of unloading of the very big
wreckage, the enterprise will take care to request
the authorization, informing the zone-body of the
municipal policemen in time. In the other cases you
can do by yourself. |

To move or pull down the inside walls in
case of the restructuring of the floor or the
introduction of an internal connecting steps, the
procedure is different. In this case it deals with an
Extraordinary Restructuring, and it will be
necessary to do statement to the Private Building
Offices of the Commune. You have not to do by yourself
the remaking of rooms but you have to consult a
professional registered to a roll (geometer, engineer,
architect). Thanks to this specialized personage, the
necessary documentation will be prepared, practicability
will be verified, projects will be signed and the works’
direction will be undertaken. After he/she will present
the denunciation of stat-up joined with a technical
report and with plans ante et post operam.
Moreover, you will declare that all the effected works
are not harmful to the building statics, that they
respect all the security regulations, that they do not
modify the destination of the use of building and of the
single real estates. The technical report must affirm
also that all works are not in contrast with the
building regulations in force, therefore respecting the
sanitary regulations.
When there are interventions regarding
the external part of the building, you have to require
the Building Concession, and its procedure is
similar to the extraordinary restructuring but its times
of approval are longer, and before this it is necessary
all the authorizations. Also in this case you cannot
exclude to consult a professional to draw up the project
and to accomplish all the steps. |
